BOWDOIN COMPLETES REHABILITATION OF
48 WOERD AVENUE

Bowdoin Construction recently completed the conversion of
the former Parker-Hannifin manufacturing building located at 48 Woerd
Avenue in Waltham, MA into 127,000 square feet of modern office space.
Bowdoin served as construction manager for the project and worked
together with the design team of Bergmeyer Associates and Edwards &
Kelcey. The complex project entailed a comprehensive building rehabilitation as
well as a 70,000 s.f. fit-out for Cisco Systems and a 57,000 s.f.
fit-out for Imagitas.
The original
building was constructed in 1912 and over the years there were a number
of additions. Due to the uncertain conditions of this sorely neglected
structure, Bowdoin made sure to pay special attention to site safety and
preventative maintenance of potential hazards.
Prior to the commencement of demolition, Bowdoin staff performed and
intensive investigation of existing conditions and spent two weeks
erecting construction fencing and wood barricades. As a safeguard to
ensure that no potential hazards were overlooked, Bowdoin participated
in the voluntary OSHA inspection program.
Following these
safety precautions, Bowdoin went to work renovating the base building
shell and core, and then fit-out all corporate interiors for both
tenants. The exterior work included extensive demolition, new slabs,
floor leveling, new building skin, aluminum windows and curtain wall,
significant areas of new metal roof decking, an entirely new rubber
membrane roof, extensive skylights, toilet room cores, and all new MEP/FP
systems. The tenant work consisted of new office space including
millwork, drywall, acoustical partial ceilings, flooring, paint and an
extensive fixture package. Additional work included landscaping,
paving, and site lighting. All construction was completed within an
aggressive nine-month schedule.
