All base building work for the conversion and expansion of a century old seven-story cold-storage building, into a 100-unit apartment complex, totaling 120,000 s.f. The project began with the defrosting of the frozen concrete shell, followed by extensive demolition of existing brick veneer, saw-cutting for new stair and elevator shafts, and structural steel seismic upgrades supported by a new micropile foundation system. Construction also included extensive dewatering, significant structural concrete repair, a new structural steel eighth floor penthouse addition, two new elevators, and installation of a green roofing system. Work also entailed a new façade including new window openings, new windows, and an insulated metal panel system. The project is LEED Gold certified.
