Construction Management Approach Construction Management is a team approach to project delivery involving three parties: the owner, the architect and the construction manager. Working as a unit from the inception of design, the team establishes a common goal of delivering the best possible project for the budget. A spirit of cooperation is fostered by two primary issues: the desire of honest individuals to do a good job, and a contractual relationship that promotes mutual interest rather than adversarial relationships. Bowdoin strongly advocates this team approach which utilizes our full range of pre-construction and construction services. Once all design and budget goals have been achieved Bowdoin will then proceed with the construction of the project. The design/build approach to project delivery enables our clients to utilize Bowdoin Construction as their sole source for all design and construction services. Through our relationships with numerous local area architecture firms, Bowdoin is able to solicit and select the most appropriate design partner for our clients specific programming and budget needs. Bowdoin then works together with the owner to develop construction documents that best meet the goals of the project. Once the design and budget goals have been achieved, Bowdoin will then proceed with the construction of the project. The design/build approach utilizes all of Bowdoin's standard pre-construction and construction services with the addition of full-service architectural, structural and MEP design.
Under the traditional Lump Sum Bid approach, Bowdoin’s pre-construction services would be limited to the bidding of final 100% complete construction documents. After all subcontractor pricing is received, Bowdoin would then submit a Lump Sum Bid for all construction services and would be retained by the owner as general contractor for the project.
